A commercial loan should survive scrutiny.

Brin Capital prepares, structures, and places commercial debt up to $100M per transaction. Real estate, acquisitions, equipment, working capital. We work for borrowers, never lenders, and we only get paid when your loan closes.

What we do

Three services. One side of the table.

Most borrowers meet the debt market once every few years. Lenders live in it every day. We close that gap.

01 — Loan Consulting

We underwrite you first

Before any lender sees your deal, we model it ourselves: the asset, the cash flows, the sponsor. If there's a weak spot, we find it before a credit committee does. You go to market knowing what your deal can actually carry, and what it can't.

02 — Capital Placement

Then we run the market

Targeted outreach to lenders whose appetite fits: banks, credit unions, debt funds, national platforms, SBA, bridge and specialty credit. We compare term sheets on structure, not just rate, and negotiate from your side of the table until close.

03 — Treasury Strategy

Bitcoin, done carefully

For operators holding meaningful cash, we advise on Bitcoin as a treasury asset: written allocation policy, custody that doesn't hinge on one person, and a long-term plan to borrow against the position instead of selling it.

Education & strategy — not investment advice, brokerage, or custody.

The process

How a deal gets done.

The job is to tell you the truth about your deal — about leverage, about pricing, and about when the loan in front of you isn't the right one.

Step 01 of 04

Understand the deal

We start with the business plan, not the loan request. What is the asset, who is the sponsor, what does the market look like, and where is the value actually created? Capital follows a clear story, so we make sure yours is one we can defend line by line.

Run the numbers

What will your income support?

Drag the sliders. This is the same first-pass sizing a lender runs on your deal — max loan from your net operating income, at a debt service coverage ratio the credit committee can live with.

First-pass sizing only. Real proceeds depend on LTV limits, debt yield tests, property type, sponsor strength, and each lender's credit box. That's the part we do for a living.

Treasury strategy

The other half of the balance sheet.

A growing set of operators, from public-company treasuries to hybrid real estate funds, now hold Bitcoin as a reserve asset. We help owners and CFOs approach it with the same discipline they'd demand of their debt. No hype, no leverage-first schemes, and nothing bought before the policy is written.

Treasury consulting is educational and strategic in nature. Brin Capital does not provide investment, legal, or tax advice, does not broker securities, and never takes custody of client assets.

How much, how often, and who decides. Sizing, purchase cadence, and governance get set in writing before the first dollar moves, so the position is a policy, not a trade someone made.

Self-custody and multisig design that removes single points of failure, including the founder. If one person, one device, or one institution disappearing would cost you the position, the design isn't finished.

When you need cash, borrow against the position rather than selling it. We help you evaluate lenders, terms, and liquidation risk with the same rigor we bring to any other loan.

From the founder

Why this firm exists.

Before I worked in commercial debt, I built software. That background shapes how I run this practice more than anything else: I want to understand a deal from first principles, stress-test it, and know where it breaks before anyone signs.

So I model every deal myself before it goes near a lender. If the numbers don't work, I'll say so, even when it costs me the fee. A loan that closes on bad terms isn't a win. It's just a problem with a later due date.

Brin Capital is a young firm, and I think that's an advantage. I have no legacy book to protect and no lender relationships I need to keep happy. Every engagement is success-fee only, on the borrower's side, across every major commercial loan type, nationwide. For clients who are ready, I also advise on the other half of the balance sheet: Bitcoin treasury strategy, handled with the same care as the debt.

I'm building this firm for owners who think in decades — people who would rather hear an honest no today than an expensive yes at closing. If that sounds like you, I'd like to meet you.
